Management Surveys
Management asbestos surveys are carried out to help the duty holder form a management plan to monitor and manage the asbestos within their property.
"Its purpose is to locate as far as reasonably practicable the extent of any Asbestos containing materials in a property which could be damaged or disturbed during normal occupancy and to assess its condition". Taken from Asbestos: The survey guide
For a Management Asbestos survey, the surveyor will locate and assess all suspect asbestos-containing materials (ACM's) in your building. All areas will be accessed and inspected where reasonably possible, or if not accessible they are presumed or strongly presumed to contain asbestos.
Representative samples will be taken whereever possible (i.e. within disused areas or rooms) or the material will be presumed to be asbestos until sampled. If a material is found to contain asbestos, it is assumed that all other similar materials used in the same way in the building, will also contain asbestos.
Samples are always taken in line with the Health and Safety compliant risk assessment and safe method of work which is prepared for each site.
Some intrusions may be required such as removing ceiling tiles or accessing risers however it will not be to the extent of a Demolition/Refurbishment survey. Re-inspection of materials should be conducted on a regular and pre planned schedule to keep the management plan up to date. If material is damaged during this period, it is recommended that the material is re inspected
